Average & Median Selling Prices

This series also shows a price peak in Q2 of 2005. This is consistent with prices for both single family homes in Noe Valley and with aggregate prices for San Francisco real estate as a whole. Prices softened in the last half of 2005 but have been building steadily since then and are approaching the all-time high of Q2-05.

The high variance between Average and Median prices is largely due to the small sample sizes for this property type. Again, this data represents only 2-bedroom Condos sold only in Noe Valley.

Average Cost per Square Foot

Notwithstanding a few datapoints int he mid 600's, the average cost per square foot for a 2-bedroom Condo in Noe Valley has been over $720/sq. ft. for most of the last two years. Notice the clear difference between the cost per foot for Condos compared with Single Family Homes. Condos are cheaper than SFRs!!

Unit Sales

Over the past few years, there have been an average of 13 Two-Bedroom Condos sold per quarter in Noe Valley, or approximately 4 per month. As of mid April 2007, there are only 3 active 2-bedroom condos for sale, which is less than four weeks of inventory. This is why Noe Valley, and much of San Francisco is not following the national trend for softer real estate prices.
